The Festival Ranch Community Master Plan is comprised of approximately 10,105 acres located in the northern portion of the City of Buckeye. Festival Ranch benefits from exceptional views of the White Tank and Vulture Mountain ranges as well as the Hassayampa River Valley.

Festival Ranch is unique in its shape and size, its emphasis on quality of life through amenities, services and facilities, and its reliance on a village center concept and employment corridor for support uses. Festival Ranch will offer a wide variety of employment, residential, recreational, commercial, and cultural opportunities in many settings with its own supporting infrastructure. The design of Festival Ranch is the result of many years of planning which once implemented, will result in a master-planned community that will truly be a special and unique place to live, work, shop, and play.

The Festival Ranch CMP provides a framework to preserve and celebrate the natural features of the property including the Hassayampa River Valley, numerous washes within the site, and the regional open space of the White Tank and Vulture Mountain ranges. The creation of a successful and environmentally sensitive master-planned community requires a commitment to long-range land use planning. As such, the community and the associated infrastructure will be built in phases. Planning Units have been defined to allow for maximum flexibility in future development.
